There are now currently many specialist lenders together with the mainstream lenders in this rapidly expanding market.
Buy to Let lenders generally work on the following criteria:-
• Up to 85% Loan to Value lending
• Amount lent is calculated by applying a formula using an anticipated monthly rental (as stated by the valuer) covering the monthly mortgage payment or arbitrarily percentage figure set by the Lender by between 125% and 145%, or by an income calculation.
• Property has to be in good enough condition to be let out on completion.
• Most, but not all Lenders require you to be on a minimum income of £20,000 – £25,000 as well.
Rates are competitive but you should be aware that they will be slightly higher than residential rates.
