We will advise you how and where we source the most appropriate mortgage scheme and also confirm the level of service which unless specified to the contrary will be ‘advice and recommendation’.
We are independent mortgage brokers with no bias towards any particular lender. The Financial Conduct Authority prescribe that all independent mortgage brokers offer their clients the opportunity to pay for mortgage advice so as to discourage a broker recommending a lender purely on the basis of the amount of the commission recieved. However, you also have the choice of not paying a fee, which not surprisingly, tends to be the chosen option for the majority of our clients. Whichever choice you make you can be assured of advice and a recommendation which is based purely on your own situation and circumstances and which will not be influenced by the level of the procuration fee received.
We will spend some time in the interview collecting information as part of the fact finding process and once we recommend a mortgage scheme we will provide you with a ‘key facts Illustration’ which describes the particular scheme in detail.
We sincerely hope that you won’t have recourse to complain about our services or advice but if you feel you have a grievance then we have a full complaints procedure. Details of whom you should contact are to be found in the ‘Initial Disclosure Document’.
If we cannot settle your complaint you may be entitled to refer it to the ‘Financial Services Ombudsman service’ and we are also covered by the ‘Financial Services Compensation Scheme’. Details can be found in the ‘Initial Disclosure Document’.
